Surrey New Roof Inspection

We recently had the opportunity to review a newly-installed roof in Surrey, BC, installed by local roofer Vantage Roofing. Vantage has been installing mostly shingle roofs in the lower mainland BC for a while now, and we were curious how their latest roofing job would turn out.

The home was a 2-level, single family home, which was particularly tall, due to the height of the ceilings. This is a tricky roof to access under normal conditions, however especially so under the challenging conditions of heavy rain and mud.

Design & Features
This was an architecturally complex roof, with a medley of slopes, wood-framed chimneys, and standing-seam metal roof sections. Due to the complexity, the roof presents a large number of potential leakage points. This level of complexity often challenges even the most experienced roofing professionals.

Materials & Installation
The selected shingles were Malarkey brand laminate "dimensional" fiberglass shingles. Malarkey shingles have a reputation for being durable, and good value for the money. Beneath the shingles was a synthetic underlay over sturdy 5/8" plywood sheathing.

In inspecting the nail pattern, a critical element in roofing, we noted that a standard 4-nail pattern had been adhered to. For those unfamiliar, this pattern ensures the shingles remain firm against adverse weather conditions. The alignment of the nails along the nailer line and the effective fusion of thermal strips were satisfactory.

Venting & Protection
The chosen venting solution, Duraflo box-style vents paired with soffit venting, looked up to snuff. However, it's always wise to ensure attic airflow remains unhindered. Vantage Roofing's choice of employing an ice and water shield membrane, especially around roof penetrations and valleys, was reassuring. In layman's terms, this shield acts like a safety net, reducing the chances of water damage if any part of the roof were to falter.

Finer Details
"W" metal valley flashings were installed at the valleys. These flashings, which guide rainwater off the roof, were neatly aligned with no signs of damage. A particular chimney, however, caught my attention due to its location in a valley — a spot that often poses a higher risk for leakage. While the flashings appeared well done, there was some minor construction debris and building paper adjustment required.

Further, while the metal roof ornaments seemed well-fastened, we couldn't help but notice sharp edges on the rear metal roof. These could potentially harm the protective membrane around them and would benefit from some rectification.

Recommendations & Reminders
While the roof appeared to be performing well, especially in heavy rain, there were a few areas that required attention: a ridge cap flashing needs improvements to ensure maximum protection against water; while the rear rain channel functioned efficiently, it's essential to keep it clean for optimal performance; at the front lower roof, flashings should be better integrated behind the stone cladding to prevent potential water intrusion; and larger kickout flashings are recommended to ensure water doesn't breach the wall cavity.

Conclusion
Overall, seeing a brand-new roof take on the fury of a heavy downpour is the ultimate litmus test. Vantage Roofing has installed a roof that will protect the homeowners from the elements well, and last decades. The majority of the installation was top-notch, reflecting the expertise of the team behind it. A few areas need some tweaks, but nothing out of the ordinary for a new construction.

For the homeowners, this inspection promises peace of mind, knowing that their new roof is prepared to stand the test of time and weather. Remember, no roof, or home for that matter, is entirely flawless post-construction. Regular maintenance and minor touch-ups are part and parcel of homeownership.

New Construction Home Inspection Tips

Hi, this is David with Fairbairn Inspection Services and we're here in Maple Ridge and we're about to start a new home construction inspection so I'll show you what's included and what we're going to do.

I like to look out for small cosmetic deficiencies like a split board — an easy repair, and of course you can see it from the street. We also look at downspouts that just terminate and drive water onto the shingles; I prefer to have these extended so that the water carries down to the gutter below. This will prolong the life of the shingles and prevent roof damage.

Part of the inspection is making sure guard rails are secure, and checking anywhere you have a drop over two feet where someone might fall and injure themselves. We also look for missing window well covers — if you have a window well in your basement you want to make sure it's covered so nobody can fall in and become trapped, but the cover has to be removable so someone can escape through it in an emergency.

Here we can see a roof vent in the attic that has caused a small crater in the insulation below it, due to air pressure differences. On the other side we see a soffit baffle — a foam tray that allows air to pass over the insulation. Without soffit baffles the bottom edge of the roof would be blocked and no air would be able to enter the attic.

We test the plumbing by filling up sinks and the tub completely and running them through the overflow lines before draining — I suspect in new construction they may not be fully tested prior to the walk-through. We also check that sinks are properly mounted to the underside of the counter with a supporting strap or bracket.

We use a thermal imaging camera to check the walls, ceilings and floors for any moisture or missing insulation — we can also use it to detect electrical or overheating issues, or plumbing leaks.

Because it's new construction, appliances aren't installed yet, so we check the connections instead — an ice maker line for the fridge, a gas hookup for the stove — and test the garburator and range hood venting.

In the furnace room we check the hot water tank's release tube and earthquake straps, locate the main water shut-off, the fire sprinkler shut-off if present, and the gas valve set — all should be clearly labelled so the homeowner knows how to shut things off in an emergency.

We test the garage door two ways: the auto-reverse sensors, and the resistance test with the sensors bypassed, to make sure the safety mechanisms actually work.

A tip for you: if you're getting a new construction inspection done, bring along a roll of green painter's tape. If you find any drywall blemishes, nail pops, defects, cracks, or missing paint, just put green tape up on the wall so the builder can find it later when he's having repair workers in to fix any problems.

Why Is There Mold on My Windows?

This is probably one of the most-asked questions we get: why is there mold on my windows? Let's talk about what's actually happening.

First, an important disclaimer — "black mold" is actually the wrong name for what most people are picturing. They're usually thinking of a species called Stachybotrys, but it's not always black; it can come in different colours. You genuinely can't tell what kind of mold you have just by looking at it — it needs to be sampled and sent to a lab. If you ever have doubts, call a certified mold specialist.

So why does mold grow on windows specifically? A window is typically the coldest spot on your exterior wall, and there's a lot of heat loss through windows generally. If you've got an aluminum-frame window, a high indoor temperature, and high humidity, moisture in the air is going to settle on the coldest surface — the same reason a cold can of pop gets frosty when you take it out of the fridge. That's condensation, and windows are hot spots for it because they're so cold.

99% of mold-on-windows problems come down to indoor humidity. Showers generate a lot of moisture, and cooking sends a lot of water vapour into the air. The first step in prevention is proper ventilation. Make sure your bathroom fan is running not just during a shower, but for a while after — building code actually requests that it run for about eight hours in every twenty-four hour period in newer homes. As houses get newer and tighter, there's less natural draft moving fresh air through, so you have to mechanically ventilate it.

Another way to reduce window moisture problems is a thermally broken window. Older windows have metal running straight through the frame, transferring heat efficiently from inside to outside and cooling the window down — like a spoon left in a hot bowl of soup. Newer thermally broken windows have polyamide thermal strips separating the frame, which dramatically reduces that heat transfer and keeps condensation lower.

The type of mold most commonly found on windows is called Cladosporium — a very common indoor mold that also shows up as mildew on towels, cheese, and bread. It grows anywhere warm and wet.

A reminder on bathroom fans: don't oversize them. An oversized fan can pull heat out of your house and increase your heating bills. A good rule of thumb is to take the square footage of the bathroom and multiply by 1.07 — for an 80 sq ft bathroom, that's roughly a 90 CFM fan.

If you need to remove mold from your windows, the CDC recommends a mixture of one part bleach to ten parts water in a spray bottle — spray along the bottom edge of the window, clean it off, and repeat as necessary. If it keeps coming back, that's when it's time to call in a specialist for sampling and air quality testing.

What Causes Mold in Crawlspaces?

Every mold problem tends to trace back to the same root cause: moisture. Mold is a symptom of a moisture problem somewhere in the home, and crawlspaces are especially susceptible because they're wet, damp environments that tend to get neglected — most people don't go down there the way they check their windows or attic.

1. Rising damp. Older crawlspaces with dirt floors, especially if they're not ventilated properly, can see moisture rising up from the ground — sometimes several gallons a day. That damages floor framing over time, and crawlspaces are full of wet wood for mold to latch onto. The fix is a properly sealed vapour barrier across the floor, with the edges sealed and weighed down with gravel, to stop that rising damp at the source.

2. Drain tile issues. Drain tile is your perimeter drain — a pipe that runs around the outside of the house carrying groundwater and rainwater away from the foundation. In older homes with a type of black corrugated pipe called Big-O tile, we sometimes find it's become blocked, occasionally by tree roots punching straight through it. Once it's blocked, water has nowhere to go but into the crawlspace.

3. Unwinterized plumbing leaks. One of the worst mold cases we've seen wasn't widespread, but it was severe — a hose bib on an exterior wall that hadn't been winterized cracked from freezing temperatures and developed a pinhole leak that ran for years. That level of sustained moisture produces heavy fungal growth.

4. Blocked crawlspace vents. We see this often — someone blocks off the crawlspace vents, sometimes with batt insulation, which starves the space of fresh air. That leaves moist, stagnant air sitting in the crawlspace, and mold grows quickly in those conditions. Often the simplest fix is just removing whatever's covering the vents and restoring the original design airflow.

If crawlspace mold is left too long, it can lead to real structural damage — we've seen cases where a rotten bottom wall plate meant the house was literally sitting on compromised wood, requiring the structure to be jacked up and the plate replaced.

If your crawlspace smells musty or you're not sure what you're looking at, an air quality test is a great first step — we can sample the air, send it to a lab, and tell you what kind of mold is present and how much of it there is.

The inspection also turned up electrical safety concerns — about one third of the home's receptacles were wired with reversed polarity, which can cause premature appliance failure and potential shock. David gave Erik maintenance tips on the hot water tank and 15-year-old furnace, along with recommendations for the newly-installed roof.
